We are beginning the first stage of a “Design Build” for one of TBT’s longtime customers. As with most Design Build to Lease projects, we will not begin the architectural design phase until after the lease has been signed. As such, I am asking you all to help me prepare a working budget now, so we can get this project off the ground. For any of you new to this team, this is the way we have approached a lot of build to suit projects in the past, including the Ochsner we are completing this month.

Attached are some documents which I am using to generate a preliminary estimate. The word document is applicable to the actual project (including size), except the entire project will be new construction as the site has no exiting buildings to add on to. The pdf documents are from other projects, but they are representative of the tenant’s specifications. Please apply those basic specs to the proposed building described in the word document.
